Six things that decide what your job costs

Two homes on the same street can need very different work. These are the lines that make the difference on a quote.

Size and access

Square footage drives liner, drain and insulation jobs. A crawl space under two feet tall slows every step, and some jobs need hand digging or extra hands.

What is already down there

Wet insulation, debris, mold or rotted wood has to come out or be repaired before anything new goes in, and that prep is its own line on the quote.

Water

A crawl space that floods after rain needs a drain and sump pump before it can be sealed. One that is only humid may need a liner and a dehumidifier.

Liner and scope

A thin floor sheet, a heavy reinforced liner run up the walls, sealed vents and doors, and a dehumidifier are four different price points.

Structure

Sistering a few joists costs a few hundred dollars each; a new main beam or a row of piers costs thousands. The number of piers and the depth to firm soil set a foundation price.

Digging and permits

Exterior drains, waterproofing and piers mean excavation, a Georgia 811 locate request first, and sometimes a building permit.

Questions about crawl space and foundation prices

Labor is the biggest share of most of these jobs, often half or more of an encapsulation, and construction wages in the Macon metro averaged about 18 percent below the national figure in May 2025, according to the Bureau of Labor Statistics. Materials cost about the same everywhere. The ranges on this page are national figures, and what's under your house moves the price more than your zip code.
Mostly the liner and the scope. A thin plastic sheet on the floor is a different job from a heavy reinforced liner run up the walls with sealed seams, vents and doors, and some quotes include a dehumidifier, drainage or repairs while others leave them out. Line the quotes up item by item before comparing totals.
Start with the cheapest cause you can fix: water running toward the house from downspouts or grading. Inside, a ground vapor barrier ($1,500 to $3,000 for a typical crawl space) cuts the moisture rising from the soil, and full encapsulation with a dehumidifier ($5,000 to $15,000) is the complete fix when humidity stays high. The inspection tells you which step your house actually needs.
Usually. Setup, travel, equipment and the dehumidifier cost about the same on a small job as on a large one, so the price per square foot drops as the area grows. National cost guides note the same pattern for basements.
Each pier is a steel post driven or screwed down to firm soil and tied to the footing, and piers typically cost $1,000 to $3,000 apiece installed. A settling corner may need a handful and a whole side or house many more, so larger piering jobs run about $10,000 to $30,000. Crack sealing or a few support jacks under a floor cost far less because nothing goes deep into the ground.
Sometimes. Some encapsulation quotes include one and some list it separately, and a crawl-space-rated unit typically adds $1,000 to $2,000 installed. In Middle Georgia's humidity a sealed crawl space usually needs one, so check that every quote you compare says whether it's in.
Usually not. Policies generally exclude settling, gradual leaks, rot and termite damage, though sudden events like a burst pipe may be covered, so check your own policy. If the cost is the hurdle, ask about financing.
