Nine times out of ten it is a joist or girder that has gone soft where it sits on a pier, or a pier that has settled into the clay. Both show up as a dip that gets worse over a few years. We get under there, find which one it is, and tell you what it takes to bring the floor back level.
That smell is damp wood and mold growing on it, so cleaning alone will not hold. The wood has to dry out and stay dry. We treat what is growing, replace anything that has lost its strength, and seal the ground so the humidity has nowhere to come from.
Less than people expect. Rot travels along the grain from wherever the water was, so it is often the last two or three feet of a joist and the sill plate under it. We replace the compromised section, sister new lumber alongside the sound part, and leave the rest.
It does. On the Piedmont side the clay expands and contracts hard between wet and dry spells, which moves piers. On the Coastal Plain side the sand drains fast but holds a high water table near the river. Two different problems, and the fix is different for each.
Both look similar from upstairs. Termite damage leaves hollow galleries inside the wood, rot leaves it spongy and dark. We can tell which one it is in a few minutes with a probe, and it matters, because termite work needs a treatment plan on top of the carpentry.
Most jobs run two to four days. Framing replacement and pier work go first, then the moisture side. Homes close to the river sometimes need water pumped out and the ground given a day to drop before we start cutting.
