Wood rot, soft floors, and damp ground under a Macon house all trace back to moisture. We fix the framing and the cause of it.
Macon sits right on the Fall Line, where the red clay of the Piedmont runs into the sand of the Coastal Plain. That seam shows up under houses. On the north and west side of town the clay swells after a summer storm and pulls back in a dry August, and the piers riding on it move with it. Closer to the Ocmulgee the ground stays damp most of the year and never really dries out under a floor.
Most of what we pull out of Macon crawl spaces is wood that stayed wet too long. The older homes in Vineville, Intown and Shirley Hills sit on brick pier-and-beam foundations with open vents, and a Georgia summer pushes humid air straight onto cool framing. It condenses. Give that a few seasons and the sill plate goes punky, the joist ends soften where they meet the beam, and the floor above starts to dip.
Repair here means two jobs at once. We cut out and replace the rotted joists, girders and subfloor, sister what can be saved, and reset the piers and shims so the floor carries level again. Then we handle the water: ground cover, drainage, and a sealed crawl space so the new lumber stays dry. John walks the space with you first and shows you what he found, and you get a written price before anything starts.
