Crawl Space Encapsulation for Bonaire homeowners
Bonaire sits low, near Sandy Run Creek, and the water table rises with the season. Crawl spaces here take standing water before anywhere else in Houston County does, so encapsulation is never the first step. It is the finishing step after the water has somewhere to go.
The order matters. Putting a liner over ground that floods traps water underneath and gives it nowhere to leave. So on a Bonaire home we install perimeter drainage inside the crawl space, set a sump with battery backup, and confirm the discharge carries water well clear of the foundation. Then the liner goes down over ground that is going to stay dry.
Once that is in place, the sealed system does what it should. Heavy liner across the ground and up the block, seams taped, vents closed, and a dehumidifier holding the humidity steady through the wet months. The crawl space stops being the wettest part of the property and starts behaving like part of the house.
