Crawl Space Vapor Barrier for Bonaire homeowners
Bonaire is the one place in Houston County where we will tell you a vapor barrier on its own is the wrong first move. The ground here is low, Sandy Run Creek sets the water table, and crawl spaces take standing water in a wet season.
A barrier laid over ground that floods traps water underneath it. The sheeting floats, the seals pull loose, and the space stays wet with the problem now hidden from view. That is the most common failed install we get called out to correct in this area.
So the order matters here. Perimeter drainage goes in first with a sump and a discharge that carries water clear of the house, and where the site is very wet we run the drainage lines beneath the barrier so anything arriving is collected below it. Then the heavy reinforced barrier goes down over ground that is going to stay dry.
