Foundation Repair for Macon homeowners

Macon straddles the Fall Line, so a foundation here is sitting on one of two very different soils. North and west of downtown it is Piedmont clay that swells when it takes on water and shrinks in a dry August. South and east toward the Ocmulgee it is Coastal Plain sand that carries load well until water washes fines out from under a footing.

The symptoms upstairs look the same either way. Doors that stop latching in one season and work again in another. A stair step crack opening in brick veneer near a corner. A floor that reads level along one wall and drops half an inch by the middle of the room. Those are all a foundation telling you the support under it has changed.

We start by measuring. Floor elevations through the house and the crack pattern together show where the movement started. Then the repair matches the cause. Piers driven to load bearing strata under settled footings, pier and beam supports reset and shimmed where the crawl space allows it, and cracks closed once the movement has stopped. Written price before any work begins.

The scope is fixed before we start on a Macon home, so nothing gets added once the crew is underneath.

Questions, Answered

Foundation Repair in Macon, GA - questions

Stair step cracking in brick almost always means differential settlement at that corner. The size matters less than whether it is still moving, which we check by measuring and comparing over time or by reading the crack faces.
That pattern points at expansive clay, which is common on the west and north side of Macon. The soil swells when it is wet and lifts part of the house, and the door frame racks with it.
They are different problems. The Piedmont side sees clay movement and heaving. The sandy side toward the river sees settlement where water has washed material out from under footings.
Down to soil or rock that will carry the load without moving, which varies a lot across town because of the Fall Line. We drive to resistance, so each pier finishes where the ground can carry it.
Sometimes. Hairline shrinkage cracking is normal in concrete. A crack with a vertical offset between the two sides means one part has moved, and that is worth investigating.
Usually a good part of it comes back. We lift gradually so the finishes upstairs are not damaged, and how far it goes depends on how long it has been settled.
We take floor elevation readings through the house, look at the crack pattern, get under the house where there is a crawl space, photograph everything, and send a written report with a fixed price.
