Pier and beam is the default under most of Macon's older housing. Brick piers on modest footings, wood girders spanning between them, joists across the girders, and the floor on top. Every part of that chain carries load, and when any link gives, the floor above reports it.
The Fall Line decides which link goes first. On the Piedmont side of town the clay swells and shrinks with the season, so the piers move and the girders end up carrying unevenly. Toward the Ocmulgee the ground stays damp year round, and the wood goes before the masonry does, usually at the sill plate and the joist ends where they sit on the beam.

Piers get reset plumb or rebuilt on new poured footings, girders and sill sections that have lost strength get replaced, joists get sistered where they still carry, and adjustable steel supports go in where a span needs more than it has. The floor comes back gradually over several days so the plaster and trim survive it.
