Milledgeville has some of the oldest housing stock in the state, and the foundations under it predate everything we would now consider standard. Original brick piers set on shallow pads, hand laid in lime mortar, carrying an antebellum house through two hundred years of Georgia weather.

Baldwin County is red clay on rolling ground above the Oconee, so runoff moves toward the low side of a lot and the ground near the river holds moisture year round. Masonry standing in wet ground loses mortar, and once the mortar goes the pier stops carrying load evenly.
The work is conservative by design. We rebuild the courses that have failed with compatible brick and soft mortar, pour proper footings where none exist, and add supplemental support where the load demands it.
